I first contacted Lakeview Loan Servicing Customer Service on XX/XX/2020 to discuss the process of how to go about having PMI removed from my mortgage as I have made home improvements to my property and there has been significant appreciation in the local market area. I was on the phone for more than an hour being shifted around to different departments as no-one could help me with the question. I was not able to have my question answered.
I called back on XX/XX/XXXX with the same question and was circled through different departments again and put through the insurance department. The girl I spoke with was more helpful, but not too sure of the process so put me on hold quite a bit too get the information I was seeking. She said she would send my request to the proper department and flag it as urgent as I had already called 5 days prior with no resolution. The timeline for a response would be a few days from the department with the urgency flag. I was to receive a list of requirements for the PMI removal which would be a list of approved vendors in my local area for an appraisal on my property or I could provide a list of the home improvements made with a broker 's report.
I did not receive a an email or anything in the mail from Lakeview Loan Servicing regarding my request.
Thus, I sent an email on XX/XX/XXXX to customer service on the website in which I received a ticket number back to my personal email for the same request although it said to not send duplicate requests. I believed I would hear back from the support team since their was a written ticket instead of phone support calls.
I did not hear back.
Hence, I sent another email on XX/XX/XXXX to customer service on the website in which I received a ticket number back to my personal email for the same request.
As this is the fourth attempt, and I have not received any instructions or received any customer support, I am concerned that the mortgage lender is not abiding my rights of the federal Homeowners Protection Act. I have the right to request the instructions of how to cancel PMI and they are not allowing me this option by not responding.
Next, I am concernced if and when I receive these instructions, will this lender work with me in the removal? Or continue to be non-respondent.

Our loan was sold to Lakeview Loan Servicing LLC within the last year or so. In that time they have claimed that we are behind on payments.
Most recently ( right now ) they claim we are two months in arrears however the holding company has provided a history that shows all payments have been made. We get reminders that electronic statements are available by email but not if there might be an issue. We check periodically but did not check recently because everything has appeared to be proceeding normally.
Out of the blue, I get a credit alert that the company has reported that we are delinquent. When I looked at their site, they indicate that we are XXXX months in arrears. I have sent emails along with information from the holding company yet no response.
We need them to correct their records and fix the credit report.

Taxes are not being paid from escrow ; XXXX XXXX 's property taxes were not paid in full.
XX/XX/XXXX 's Irrigation Tax was not paid at all.
XX/XX/XXXX 's property taxes were not paid.
We received a delinquent tax notice from our county assessors office on XX/XX/XXXX. Since XX/XX/XXXX we have contacted Lakeview Loan Servicing LLC 17 times, have been told on 4 occasions that they would be paid but they are still delinquent. Also note, our XXXX form XXXX is incorrect as it does not reflect all taxes for XXXX that should have been paid since only a portion was paid.
Dates of contact XX/XX/XXXX XXXX calls to lakeview to initiate correction of delinquent taxes XX/XX/XXXX 2 follow up calls to learn what action would be taken told they would be paid soon XX/XX/XXXX 1 follow up call XX/XX/XXXX 1 follow up call was told the taxes would be paid in a few days XXXX/XXXX/XXXX 1 follow up call XX/XX/XXXX 4 calls was told the taxes would be paid no later than XX/XX/XXXX XX/XX/XXXX 1 call to determine why they weren't paid on XX/XX/XXXX - no reason given XX/XX/XXXX 1 call was told they would be paid on XX/XX/XXXX XX/XX/XXXX 2 calls to determine why they were not paid on XX/XX/XXXX - nobody knows why or when they will be paid at this point.

Lakeview Loan service or XXXX service. The loan service was contacted on XX/XX/XXXX for 41 minutes due to not being able to log in to my account on either the app or website. After re-setting my password and re-registering my account twice the tech support was not able to help me and I was told I would receive a phone call in a few days with other solutions. I never received a call but tried to log in a week later and it seemed to work.
Saturday XX/XX/XXXX. Customer service called about login problems with same error message and was on the phone for 30 minutes with no resolution with payment due on XX/XX/XXXX. Was told my problem would be forwarded to Tech support and they would get back to by by Wednesday and my payment would not be considered late until XX/XX/XXXX.
Today, Thursday XXXX, I still had no word from tech support and numerous login attempts and password re-setting later, I contacted the customer support line again. I was told to reset my password with the same directions as previously failed with error message " Problem occurred trying to validate credentials. Please try again. '' I was transferred to the tech support team, had my account deleted twice and had to re-register twice. The second attempt was successful. Asked the support woman to stay on the line while I made a payment ( she did not ) and then logged off and attempted to log back on the my account ( after making a payment ), and was given the same error message. All of this took another hour of my time and has yet again failed to maintain my ability to make payments or log on to make sure my land taxes came out of my escrow account later this month.
Although the gentleman that originally helped my on XXXX was kind and helpful, there was no follow through. The woman from tech support today was rude and condescending with accusatory tones that somehow my ability to login to my account must not be the companies fault since they could not see anything on there end that would cause such a problem.

I have been trying to resolve this for approx 1 year, I have missing pymnts that have not been applied to my acct. I have all my notes and dates and times when I have called them. I get NO WHERE.. put on hold and never get back to on many occasions. I have talked to research dept/ escalation's/ I have sent them bank stmnts and transmittals of the transmittals from XXXX XXXX showing the pymnts and dates. Now I can not even make a paymnt to the acct for the past 2 months due to its on a hold with the issue. I need someone to get on this and get it resolved, this Loan service is a joke..

We applied for COVID relief assistance in approximately XXXX of 2020, Lakeview placed our mortgage in forbearance and explained the repayment options we would have when it came out of forbearance. I should have known early on we would have issues, each person we spoke to gave us a different answer on the length of the forbearance and what would happen when it came out. As soon as we were able to start making payments again we contacted Lakeview to request the account be taken out of forbearance and requested they send the necessary paperwork to move the 3 skipped payments to the end of the mortgage term. That was in XXXX and we still have not received the papers to sign!! We get a different story every time we contact them. Several people told us to start making payments again even though we were waiting for papers, which we did. Then several other people told us to stop making payments because this was messing up their calculations on what should be moved to the end and the payments were holding up the paperwork. So we stopped making payments again. We have been calling for weeks and they keep saying the paperwork has been processed but it's just sitting there, no one can tell us what the hold up is or why they have not sent the paperwork for signatures. We have spent countless hours on the phone with people who don't really know what they are talking about, this has been an extremely frustrating process. And in the meantime they have started sending delinquency notices and pre-forclosure letters! When we call to ask about the notices they tell us these notices go out automatically and just ignore them. However, we are becoming very concerned!! They also told us many many times this would not affect credit scores or credit reporting, however I do not think this is what is actually happening. I tried to refinance another loan and was denied because of the status of this loan that is being reported to my credit!

I made a payment on XX/XX/XXXX that was never applied to my account. Since then they are constantly saying I'm a month behind, charging fees etc. I sent them a screenshot of my bank account showing that transaction and they claim that wasn't good enough. I have been calling for months and been told my account was current, it wasn't until three weeks or so ago that someone finally could tell me what the issue was. This has ruined my credit, I'm selling my home and it closes in three weeks, I'm positive if I stay under this mortgage company i will lose my home because they are completely incompetent.
